Job Description
The Company:
International company renowned for their unique, high-end residential and commercial projects. A thoughtful and innovative approach to the development of this large inner-city site has transformed it into into beautiful master-plan community comprising a blend of luxury residential apartments complimented by a host of upmarket retailers, restaurants and bars. We are seeking an experienced Building Manager to work within a Building Management/Facilities team, based onsite from Monday to Friday.

The role:
Working alongside the Property Services Manager, the Building Manager shall be responsible for:
- Plant and equipment maintenance
- Management of operational warranties, compliance and contractors for fire, electricity, lift security, pool, rubbish, common area cleaning and landscaping programs
- Management of Caretaking requirements as appointed by the Body Corporate
- Preparation of reports for Body Corporate meetings
- Co-ordination of owner and tenant move-in and move-out logistics
- Conduct regular daily site inspections
- Conduct cleaning as necessary
- Assist in managing cleaning, rubbish and equipment programs related to refuse
- Supervise on-site contractors as required
- Undertake minor in-room or common area maintenance as directed
- Use all skills to ensure the property is always safe and well-controlled
- Alert Management to risk issues as they occur
- Cover the front desk as requested
- Management of key registers
- Rotate after hours emergency phone with other caretaker as required
- Assist with the Customer Care, settlement and defect programs in conjunction with the Sales and Marketing Teams
- Assist Property Management team as required
- MYBOS software used
The Candidate will possess the following to be considered:- 2+ years’ residential Building Management experience
- QLD Real Estate Certificate of Registration or full Agent's Licence
- Strong communication skills, written and verbal with the ability to communicate with wide range of stakeholders
- Australian Citizenship or PR and Drivers Licence
